At Stevenson Square in Soundview, WXY makes circulation visible. Eight projecting stair volumes serve 58 co-op homes, with two apartments per floor rather than an internal corridor. The apartments run through the building: living, kitchen and dining spaces face the southern street side; bedrooms face the quieter north. Windows on both sides permit cross-ventilation.
The stair arrangement is worth looking at in the plans. Circulation determines which edges a home can reach, not merely how residents get upstairs. Here, removing the common interior corridor lets the apartments extend between two exterior faces. Street-facing entrances also change the relationship of the previously inward-looking campus to its surroundings.
The three-building project includes 116 senior studios as well as the 58 co-op homes: 174 affordable residences, plus a superintendent's apartment. It was completed in March. Daniel Jonas Roche's October 15 report makes this a timely design catch-up, not an opening announcement.
Look at the project photographs alongside the plans: the repeated projections have a practical job, and that job gives the street elevation its rhythm.
